About Black Swan Advisors
Black Swan Advisors (“BSA”) is an advisory firm that was created in conjunction with Black Swan Liquidity Fund 1 in 2008. The purpose of BSA is to advise on investments in distressed real estate assets in the Western Region of the United States, primarily Arizona, California, Nevada, Oregon, and Washington. BSA will consider investments in direct real estate ownership, or in securities and notes that are collateralized by real estate. Our initial emphasis is in residential assets, such as single-family houses, condominiums, or small land parcels zoned for similar uses. BSA has the depth and expertise to quickly respond to the changes in the marketplace, which is paramount to success in today’s economy.
Preferred Investment Profile
BSA is employing an asset strategy focused on smaller residential assets, with increases in the scale of investments as a general economic recovery becomes more imminent. The maximum investment amount will be $5 million, with most investments in the $1 to $2 million range. This strategy is employed to allow BSA to turn these assets over in a relatively short time frame (ideally within 6 to 12 months, or sooner if warranted by market conditions). Furthermore, there will be no land investments, unless there is an opportunity for changed land use without significant time or market risk. Although BSA will consider the acquisition of single assets, the primary focus is on making bulk acquisitions from financial institutions (both defaulted notes and REO assets). Initially, investments will be made only in Southern California and Arizona, with a focus on the high job growth submarkets.
